Membership Responsibilities
Being a REALTOR® member of GNIAR entails obligations and responsibilities on your part. As you hold us accountable to high standards of member service, you are accountable for complying with a system of programs and responsibilities that benefit the industry, your clients, customers, peers and community. We believe this mutual responsibility results in a win-win scenario for everyone. Your responsibilities as a member of GNIAR include, but are not limited to:
- Adherence to the National Association of REALTORS® Code of Ethics. The Code of Ethics is what separates REALTORS® from those who are simply licensed real estate practitioners. Since 1913, the Code of Ethics has demanded integrity and professionalism among REALTORS®. Click here to download a PDF file copy of the Code of Ethics.
- Attendance at a GNIAR Orientation program. The Orientation helps the new member to understand the Code of Ethics, programs and procedures of GNIAR and important regulatory issues related to anti-trust and fair housing. It is a program designed to help you better understand the issues involved in being a REALTOR®.
- Keeping the association updated and informed regarding active and inactive agents. If you are a broker in a management or ownership capacity, all agents associated with your firm are your responsibility, not only under license law, but also in your relationship to the association. You are obligated to inform GNIAR when an agent joins or leaves your firm.
- Keeping licenses current. Again, as a managing broker, you are responsible for the oversight of all agents affiliated with your firm. Ultimately, any licensee who has an expired license can result in direct liability for their actions under license law. Further, anyone practicing without a license can put other agents and brokers, as well as customers and clients, at risk due to the cooperative nature of real estate transactions.
- Dues. Affiliation with a member's firm requires you to either join GNIAR or identify the Association where dues have been remitted. Failure to do so will result in the financial responsibility being assessed directly to the sponsoring broker for an amount equivalent to the dues obligation of an individual REALTORâ member.
- Adherence to the Bylaws (both GNIAR and the MLS, as applicable). All GNIAR members are obligated to abide by the bylaws, regarding membership practices and obligations. Additionally, those who are participating in the GNIAR Multiple Listing Service are obligated to abide by the MLS Bylaws in regards to their use of that service.
