VOW Seller Opt-out Form
The IAR Legal Affairs department has prepared a standardized sample VOW Seller Opt-Out form for members to use if a client does NOT want internet display or the listed property address displayed as mandated by the recent VOW settlement between the National Association of REALTORS(r) and the U.S. Department of Justice. This form must be retained by the broker or sales agent for at least one year from the date it is signed, or one year from the date the listing goes off the market, whichever is greater. All listing services in the state are required to adopt this policy no later than February 15, 2009. To download the form, click here.

Forms Update December 2008
New Forms, Changes to Existing Forms Planned for 2009
Beginning January 2009, the following three forms will be added to the ZipForm library accessible by all IAR members:
Referral Fee Agreement;
Short Sale Addendum to Listing Contract; and
Short Sale Addendum to Purchase Agreement.
Also beginning January 2009, some changes agreed upon by the IAR Residential Forms Committee will be made to existing forms. Click here to review those changes.
PLEASE NOTE: This information is intended to provide members with advance notice. Revisions and formatting of the new forms will not be available for member use until January 2009.
Forms Update - March 7, 2008
GNIAR ZipForm Users - Tax Proration Clause Editor Available for Download
ZipForm has completed and posted the Tax Proration clause editor with the language that was approved by the GNIAR Board of Directors and GNIAR's legal counsel. The Tax Proration Clause editor is now available from ZipForm for immediate download to your GNIAR ZipForm Library. ZipForm has posted the install file on the ZipForm website under Greater Northwest Indiana Association of REALTORS®, in red. To download the update now, click here.
This clause, should your transaction terms dictate it, would replace the text in the IAR residential purchase agreement on lines 214, 215 and 216, and insert a new paragraph into Further Conditions that indicates that the tax proration at closing is NOT final and a Tax Re-Proration agreement will be signed at closing. You are to leave the sentence that begins on line 216 beginning with the phrase, "WARNING..." intact.
